Dubai’s residential property indices, including the Property Index (PIX©, base January 2012=100) and ValuStrat VPI (base January 2021=100), peaked near 220–229 in early 2026 before easing to the 205–220 range by August amid elevated completions and a post-boom normalization. Transaction volumes fell year-over-year through mid-year before rebounding 38% from May lows, while off-plan deals maintained share above 70% and rental contracts approached records. Increased 2026 supply—over 74,000 units expected completed—has weighed on mix-adjusted prices, producing the first annual declines in several years despite resilient foreign investment and population growth. Q4 data releases and final delivery figures will shape the year-end index level.
