Dubai's residential property market, tracked by indices such as PIX© and ValuStrat VPI, has moderated in 2026 after years of strong gains, with the headline index falling from a January peak near 220 to around 205-207 by August amid a 2-4% year-over-year decline in several measures. Transaction volumes dropped sharply in the first half, reflecting higher supply deliveries and buyer selectivity, while off-plan sales maintained resilience and ready properties showed uneven price performance across communities. Sustained population growth exceeding 160,000 in the first seven months, combined with visa reforms and infrastructure projects, continues to underpin demand, though analysts note potential further pressure from 74,000 expected completions in 2026 and additional supply in 2027. These dynamics shape trader views on year-end index levels amid ongoing economic fundamentals.
