Dubai residential property indices, including the PIX© measure near 207 and the Property Monitor Dynamic Price Index around 231–235, peaked early in 2026 before posting modest year-to-date declines of roughly 1–6% through August amid elevated supply deliveries and softer transaction volumes. Average prices per square foot hovered near AED 1,680–1,755, with off-plan segments showing relative resilience while ready properties faced more pressure; mortgage originations continued to expand, supported by competitive fixed rates near 3.5–4%. Regional tensions and buyer surveys indicating expectations of further softening have tempered sentiment, though population inflows, Golden Visa thresholds, and strong off-plan demand provide counterbalancing support as additional completions accelerate into late 2026.
