Dubai’s residential price indices have entered a cooling phase in 2026 after multi-year gains, with the PIX index at approximately 207 in August (down 2.4% year-over-year) and average transaction prices falling 1.7% YoY to AED 1,636 per square foot. The primary driver is a sharp increase in completed supply—roughly 74,100 units expected for the full year, weighted toward apartments—following record off-plan sales in prior periods, alongside buyer selectivity amid regional tensions and moderating transaction volumes. Completed-property segments have shown relative resilience (+2.3% YoY in one index reading), while overall market-implied sentiment reflects single-digit or flat outcomes for the balance of the year, supported by population inflows and mortgage activity near AED 134 billion through August. Key near-term catalysts include H2 2026 handover absorption rates and any shifts in EIBOR or global liquidity conditions.
